The Aleman - Dailey - Ayala plan for homeownership

Homeownership is a fundamental pillar of the American dream, offering stability and a sense of community. In Arizona, we recognize that many families face significant barriers when trying to purchase their first home, especially in a competitive housing market. To address this issue, we propose a comprehensive down payment matching plan designed specifically for first-time homebuyers. This initiative aims to assist those who have qualified for a mortgage and have saved at least half of their required down payment, making homeownership more attainable for Arizonan families.

Prioritizing Families Over Corporations

Our focus is to prioritize local families over corporate and foreign investors in the housing market. Recent trends have shown an increase in corporate investment in single-family homes, driving up prices and making it harder for average families to compete. To counter this, we will advocate for stricter depreciation laws that limit the tax advantages for corporate investors, ensuring that the benefits of homeownership are accessible primarily to Arizonan families.

Additionally, we will support policies that restrict foreign investment in residential properties, helping to keep housing affordable for local buyers. These measures will work in tandem with our down payment matching plan to ensure that homeownership is within reach for hardworking families in Arizona.

Constructing More Single-Family Homes

To alleviate the housing shortage, we must also focus on constructing more single-family homes. The demand for affordable housing continues to outstrip supply, leading to skyrocketing prices that push homeownership out of reach for many. By streamlining the permitting process and incentivizing developers to build single-family homes, we can help increase the supply of affordable housing. Our policies will prioritize developments that cater to local families and provide diverse housing options.

Equalizing the 100-Year Water Guarantee

Developers are currently not incentivized to build homes for sale as it is easier to find land where the only development possible is build-to-rent. We propose equalizing the 100-year water guarantee, which currently favors certain types of developments over others. By ensuring that both “build-for-rent” and “build-for-own” homes have the same water access requirements, we can create a level playing field for all developers. This change will encourage the construction of more single-family homes for sale while safeguarding our water resources for future generations.

Stop Rental Taxes

We are the only candidates supported by the author of the rental tax repeal and we oppose our opponents’ attempts to re-introduce the rental tax.
